When we bought our first house, we knew we wanted to make changes to it.

However, we had no idea what all it would entail:

  • Lath & plaster
  • Knob and tube wiring (and many open, live wires hanging in the walls randomly)
  • 6 inch deep cement floors in the upstairs bathroom
  • crazy neighbors

It was complete lunacy and I have no idea what possessed us to do another. (Actually I do, it’s like birth, once you’re on the other side of it, you realize how everything was all worth it.)

Our second home we bought knowing it was a major move/tear out walls and reconfigure everything project. We, however, DID NOT know it was going to be the complete gut job that it became.

Every room in the house had to be torn down to the studs, reinsulated, drywalled and floored, except for the living room.

The amount of severe problems (pests, fire/water damage which grew black mold in a large amount of the living areas, major structural issues, etc) were shocking and even that much worse because we were living in it through all of it. With a baby.

In the Fall of 2018, Ryan got a job offer in an area we love. With the hopes of more family time, less stress and NO on-call nights and weekends, we were possessed again to take on another fixer.

This is a 2800+ square foot, 1875 Victorian Farmhouse on a hill in the mountains of Western/Central New York. It has almost an acre and a half of property (huge for us compared to the city/town homes we’ve owned), and an untold amount of potential.

Projects we are working on:

  • New & redrawn kitchen, pantry, laundry and bath
  • New flooring everywhere along with refinishing the hardwoods upstairs
  • Opening most of the staircase to the family and living
  • Gutting and opening the enclosed porch room to the rest of the house
  • Flooring, foundation repair on the exterior front porch
  • New windows everywhere, resizing windows in the master, bath, kitchen, downstairs bath
  • New roof, house wrap and siding
  • Addition of 2.5 car two story garage
  • Moving the laundry upstairs and opening the master foyer to the rest of the upstairs
  • And ‘little things’ like new closet and room doors, paint & trim everywhere, etc.

We estimate this is going to be a 160-190k project.
