Our third home purchase, Fixer #3 was a diamond in the rough that caught our eye immediately.
Stats:
- 4 bed
- 2 bath
- 2800+ square feet
- Victorian style in that the roof has a steep pitch and the front of the house has an octagonal porch room and bedroom above with a peak
- Farmhouse style in that it is simple, lacking the ornate trim work and colors of pure Victorian style
- 500+ sq. ft. wrap-around front porch (with no floor)
- 1.5 acres on a mountainside with a lot of the property in the back
- Gorgeous old black walnut (and other) trees dotting the backyard – meaning lots of shade in the heat of the day (yay!) and no gardening near them (bah)
- unfinished attic with 500-800 sq. feet additional potential living space
- hardwood floors throughout the upstairs
What we have or will be doing to it:
- tearing out fake supports and stone planters in the living room to open it up (done on the night we closed!)
- tearing out gross, old carpet and replacing it in living area and adding area rugs in the bedrooms
- adding engineered hardwood in kitchen, dining, foyer
- new siding
- new roofing
- pouring cement porch floor & steps
- new windows
- new doors
- gutting the kitchen/dining/bath/laundry area
- adding a huge gourmet kitchen
- turning the downstairs laundry into a broom closet and large pantry with a sliding barn door
- opening up the staircase
- opening up the porch room and making it a grand entryway with two closets and refinished old hardwoods
- gutting the side door entry and turning it into a mud room
- attaching a 2 story, 2.5 car garage
- gutting and expanding the upstairs bathroom into the master
- adding a large master closet
- turning the wasted ‘foyer’ outside the master into a cute, functional laundry area with cabinets and butcher block counters/shelves and linen closet
- updating all the closet doors
- painting everywhere
- landscaping
- adding chicken coops and garden boxes
- tearing down 2-3 broken down buildings on the property
